1. About these terms

These terms govern your use of sytemap.com, the Sytemap app, Sytemap OS and our related services, provided by Sytemap Technologies Limited (“Sytemap”, “we”, “us”). They apply to visitors, buyers, estate developers and agents. By using our services you agree to these terms. If you do not agree, please do not use them.

2. Who can use Sytemap

You must be at least 18 and able to enter a binding contract. Companies must be properly registered and act through authorised people.

3. Your account

• Give accurate information and keep it up to date.
• Complete identity verification (KYC) when asked.
• Keep your login details private. You are responsible for activity on your account.
• Tell us straight away if you think your account has been misused.

4. Buying land

When you buy a plot, your Offer Letter sets out the price, payment plan, documents, allocation, refund terms, the 10-Year Encumbrance Guarantee and your share of farm revenue. If anything in these terms conflicts with your Offer Letter, the Offer Letter applies. Farm rewards are projections, not guarantees, and depend on harvests and prices.

5. Payments

• Make every payment through Sytemap’s official channels. Never pay an agent or individual directly.
• Each payment is confirmed in your account. Keep your receipts.
• If you believe a payment is wrong, contact us within 30 days.

6. Estate developers and agents

Developers using Sytemap OS must have the right to sell the land they list and keep plot information accurate. Subscription fees are set out in your plan and are payable in advance. Agents must be approved before selling, follow our rules and the law, and may be suspended for misconduct. Commissions are paid as set out in the agent’s agreement.

7. Things you must not do

• Scrape, copy or resell our data or content
• Send spam or misleading information
• Reverse engineer, hack or disrupt our systems
• Take payments or arrange sales outside the platform to avoid our processes
• Use our services for fraud or anything unlawful

8. Our content

The Sytemap name, logo, maps, software and content belong to us or our licensors. You may use them only to use our services. If you send us feedback, we may use it freely.

9. Changes and termination

We may change, suspend or stop parts of our services and update these terms. We will post changes here and tell you about important ones. We may suspend or close accounts that break these terms. Closing an account does not cancel a land purchase, which stays governed by your Offer Letter.

10. Liability

We provide our website and app with reasonable care, but we cannot promise they will always be available or error-free. As far as the law allows, we are not liable for indirect losses, and our total liability is limited to the fees you paid us for the service concerned. Nothing in these terms limits liability that cannot be limited by law, or your rights under your Offer Letter. You agree to cover our losses caused by your breach of these terms.

11. Events beyond our control

We are not responsible for delays or failures caused by events outside our reasonable control, such as natural disasters, strikes, government action or major network failures.

12. Law and disputes

These terms are governed by the laws of the Federal Republic of Nigeria. We will try to resolve any dispute with you first. If we cannot, the dispute will be settled by arbitration in Lagos.
